To find where Americans are chasing beach-town living, moveBuddha looked at move interest, distance to the nearest beach, home values, and local unemployment, narrowing the final list to places combining strong inbound demand and economic footing.
The result? 31 beach towns people want most in 2026, from bargain beaches to millionaire-only shores.

Among beach towns that Americans are flocking to in 2026, the most affordable are a mix of Gulf Coast enclaves known for manatees and mangroves and Great Lakes marina towns.
The affordability they offer sun-seekers is important in a year when movers are prioritizing cash. In moveBuddha’s 2026 moving survey, 38% of Americans say housing costs in their desired destinations are keeping them from moving — the top state they want to move to is Florida.
They’re somewhat in luck. While the most affordable town in this analysis is Racine, WI, where the typical home value is $215,994, it’s followed by multiple Floridian options including Panama City, FL at $284,235 and Deerfield Beach, FL at $427,473.

These towns are not the cheapest beach towns in America. They are places where moveBuddha saw positive inbound move interest, home values are relatively low, and county unemployment was at or below the March 2026 national 12-month average (4.3).

Racine, WI
Take a sunrise stroll after a storm to hunt for beach glass. Or wear out your dog jogging the length of formidable North Beach, which stretches about 25 city blocks along the west coast of Lake Michigan (and is known as one of the best freshwater beaches anywhere). You’ll be 22 miles from Milwaukee, but a skipped stone away from the leeward shores of Lake Michigan. The average home price here is over $100K lower than the national average, but newcomers are excited to move in: 1.26 new residents are looking to move to Racine for every one seeking an exit.

Panama City, FL
Economic growth isn’t an issue for this Florida beach town ranked #1 for economic growth potential. Panama City also averages high rankings for its beach, alongside its 72-degree water temperature and 320 days of sunshine per year. Housing prices haven’t caught up: they average $284,235, about 23% less than the rest of the country.

Mentor, OH
Mentor, and its waterfront twin, Mentor-on-the-Lake, enjoy just 2 nearby beaches (fewer than other top ten listers). But quantity isn’t quality. Headlands Beach State Park is Ohio’s longest natural beach, drawing 2 million annual visitors soaking up the sun or casting a line for walleye at what’s been crowned Ohio’s best beach and a reader favorite can’t miss beach in CNN’s “best beach” roundup. Those who live there year round enjoy a ~$70K price advantage compared to the average U.S. market, and perhaps that’s why move-ins are running 43% higher than outmoves.

As one of the only top ten entrants that’s not a Midwestern lakefront or Florida city, you might think Daphne is the odd man out. It’s not. This Gulf city on the eastern shore of Mobile Bay is just about an hour from Pensacola, giving residents some of the same warm waters, potential catches, and access to the white-sand beaches of Gulf Shores and Orange Beach that Florida’s top beach towns boast. You’ll pay about 9% less than average for a home within a stone’s throw of the area’s 20 beaches, join the 1.34 people moving in for every one leaving, and land in the top ten city in a county with one of the lowest unemployment rates: 2.46%.

With 2.19 newcomers for every outmove, Holland is a hot commodity along Lake Michigan. It’s known for sugar-sand beaches, sunset views, paddling, fishing, and the iconic “Big Red” lighthouse at Holland State Park. When it comes to home prices, the average home price is just $11K above the national average: $379,544.

This small coastal village of about 6K near Lake Ontario has plenty of freshwater access across its 7 nearby beaches. Picnic by the water or watch the sun drop at Sandbar Park, which offers access to both Irondequoit Bay and Lake Ontario.

At 2.83, Wauwatosa has the highest move interest across the top 31 beach towns to move to this year. You can’t find white sand here, but you can reach Milwaukee’s Lake Michigan shoreline in about 8 miles, with Bradford Beach, McKinley Beach, and other lakefront beaches close enough for after-work swims, volleyball, or a weekend reset. Our smallest top ten beach town, Southport won’t compete with bigger coastal hubs. But, the city sits in Brunswick County, which has the most BEACON-listed beaches of any county represented in the top 10: 39. Its easy access to the Brunswick Islands, Cape Fear River, and nearby Oak Island and Caswell Beach gives movers marshes, waterways, ferry rides, and Atlantic sand without big-city beach bustle. The town is certainly doing something right: its move-in ratio is a high 2.05.

Deerfield Beach, FL
The city, tucked between Boca Raton and Pompano Beach, offers South Florida beach access without the Miami-sized prices. Plus an award-winning Blue Wave beach and a 976-foot International Fishing Pier for casting a line or catching the sunrise. At around $427K, the average home near the views is pricier than what inland Americans pay, but still a long way from Palm Beach sticker shock.

Panama City Beach is pure Gulf Coast, but that hasn’t stopped it from growing at a move rate of 2.18 and pulling in more than two newcomers for every outmove. The city offers the full beach-town package: 27 miles of beaches plus sugar-white sand, emerald water, snorkeling, kayaking, fishing piers, and a boat ramp at St. Andrews State Park. In spite of massive popularity, Panama City Beach’s average home is $430,597, keeping this Florida beach town under the $500K mark for newcomers to explore.
The Most Expensive Beach Towns Movers are Still Eyeing
Around 61% of Americans choose affordability over all other factors when house hunting. The soaring home prices in luxury beach markets aren’t listening. Palm Beach is a prime example: the average home here tops $10.3 million, but with a move ratio of 2.56, demand is high.
Miami Beach, FL, Brookline, MA, Key West, FL, Newport, RI, and Hilton Head Island all show the same split; while many would-be beach town residents need a bargain, some buyers just want these premium beachfront addresses.
Two of the most popular move destinations are among the most expensive: Key West (with a move ratio of 2.38) and Palm Beach (2.56) both have move ratios in the top ten and average housing prices that top $1 million.

The Most Wanted Beach Towns to Move to in 2026
With 2.83 in-moves for every resident leaving, Wauwatosa, WI is the most popular “beach town” in 2026 to move to, though it’s not a classic toes-in-the-sand beach town. Instead, it’s a suburb with quick access to Milwaukee’s Lake Michigan shoreline, offering movers the best of both worlds: suburbs & proximity to Lake Michigan beaches.
Wauwatosa’s typical home value of $425,603 is far below the luxury beach markets also drawing mover attention, including Palm Beach, FL at $10.34M and Key West, FL at $1.16M. Movers headed here are not chasing a resort town. They’re chasing the practical Great Lakes version of beach life: suburban comfort, freshwater access, and a price tag that still feels possible.
Affordable Beach Life is Not a Pipedream
Beach-town affordability still exists. It just may not look like the old dream of a cheap cottage steps from the Atlantic. In fact, Great Lakes beach towns take the prize for under-the-radar affordability, with 5 of the top 10.
The good news is there are plenty of beach bargains, with 14 cities offering home prices under $500K. In 2026, the best bargains are split between Great Lakes cities, Gulf-adjacent communities, and a few Florida markets where home prices have not caught up to mover demand.
From the white powder and calm water of the Gulf Coast to Atlantic waves and freshwater lakes, the shells, fish, birds, and recreation opportunities in these affordable beach towns differ significantly: if you’re browsing affordable beach town homes, be sure to choose your lures accordingly.
Methodology
We started with all the cities that are top move-to destinations according to the moveBuddha moving cost calendar (with more than 1.2 move-ins per move-out; April 1, 2025 through March 31, 2026).
From there, we identified which top move-to cities were in counties with beaches using BEACON data, then narrowed that list to cities within 10 miles or less of a beach. That produced a list of 67 beach towns Americans are moving to in 2026.
We then filtered for counties with a 12-month average unemployment rate at or below 4.3% (BLS), using the national unemployment benchmark from FRED, to focus on places where affordability was paired with relative economic strength.
That left a total of 31 beach towns with move-in demand and unemployment at or below the benchmark.
Finally, we added Zillow’s real estate data to identify which cities were the most and least affordable.
